THEEE House has a...

contract on it. Yep. My sis/realtor informed me the listing agent of theee house in question called and informed her, a contract has been placed on thee house. Well, here's well things may work in my favor. The family attempting to purchase theee house have a contingency that states, they will purchase theee house upon selling their house. But get this people, the sellers of theee house I am interested in, want full asking price!! Can you believe they actually think they are going to get full asking price in this market? Oh, they did say they will pay all closing costs. Well, a big WHOOP D DOO to you. There is no way, ANY buyer in this market is going to offer full asking price. Well, not this buyer...

I will remain positive and hopeful that I will get this home. I know this home will remain on the market a bit longer and the sellers will want to hurry and get it off their hands. So, I'm going to be the patient person I am and wait it out. This home will be mine....

Well, it's not over until it's over.

Let me tell you my situation. I looked at houses for eight (8) months before putting an offer on MY house. When I saw this house, I fell in love with it.

It was a foreclosure and had been empty for 10 months. It needed a lot of cosmetic work - can you say mint green carpet and a pink kitchen?? Yuk!!

Initially, they wanted $132K. But with the market being what it is, they dropped the price to $122K. I offered $110,200 including down payment assistance, closing costs and repairs. They accepted the offer but rejected everything, except the closing costs.

I paid a total of over 5Gs for the down payment and pre-paids (insurance, PMI, broker fees, etc).

My note is $764! I am so happy that I decided to get a foreclosure -that was the only way me, A SINGLE MOTHER, could afford to buy a house and not be house poor.

So, my advice, look at foreclosure, if possible or wait to get the house that YOU want. I would hate to make a payment on something that I'm not happy with.

Ms. no single mama drama, I am totally feeling you on this!!! I want to look into foreclosures as well. I am going to take my time and see what transpires. I really think this home will remain on the market a while longer and they will have no choice but to drop the askng price. I will begin looking into foreclosures today.

Cosmetic work is NOTHING. I have the man power to fix mint green carpet and pink kitchens HAHAHAHAHA
